Combined Building & Pest inspections

Our most commonly requested inspections! Your combined building and pest inspections will be undertaken simultaneously by two highly experienced inspectors at the time. A licensed building inspector and a licensed pest inspector. Both inspectors will be working independently of each other, specialising their own areas of expertise. Your inspectors will be using the latest techniques and equipment including free thermal imaging.

Both inspectors will provide you with a verbal report while you are still at the property, followed up with two written reports within 24 hours of your inspections.

Building inspections

Our building inspector will undertake a visual inspection of the property looking for major and minor defects, cracking, maintenance and safety issues.

You are welcome to walk around with your building inspector while he is undertaking his inspection and he can explain his findings to you at the time. He will compare the property with that of similar age and construction that has been properly maintained.

Pest inspections

Our pest inspectors will undertake your pre-purchase timber pest inspection in accordance with AS 4349.3 – 2010 the Australian standard for termite and timber pest detection when purchasing a property.

This standard recommends that a sounding device (donger) be used to identify timbers softened by termite damage. It also recommends the use of an electronic moisture reading meter to identify moisture created by termites and any other high moisture areas within a home.

Our pest inspectors are also equipped with a range of other highly sensitive termite detecting equipment such as thermal imaging cameras.

Pre-sale building and pest inspections

If you are planning on selling your property your prospective purchasers will most likely request to have pre-purchase building and pest inspections undertaken before they settle.

Your purchaser’s reports may turn up some nasty and costly surprises. To avoid this, arrange for your own pre-sale building and pest inspections first.

Our inspectors can provide you with either a verbal pre-sale building and pest inspection or an inspection with a professionally written report.

Handover inspections

Handover inspections give you the opportunity to have an independent industry professional provide you with an inspection and report prior to the final payment being made to your builder. Once your property has reached  “Practical Completion Stage” and has had the final clean undertaken, it will be ready for your own independent handover inspection to be undertaken.

All reports and inspections meet the current Australian standards 4349.1 for Building inspections & 4349.3 for Pest inspections and are covered by Professional Indemnity and Public Liability Insurance for your protection.

Professional and comprehensive reports are provided to our clients or their solicitor within 24 hours. Urgent reports can be made available earlier if needed. Our inspectors are happy to discuss your reports with you after you receive them or if you are unable to attend your inspection.

Reports can be sent via e-mail, fax or express mail. If you can attend your inspection you will also be given a verbal report by our inspectors while still at the property.

Termite inspections

The Australian Standards recommend that termite inspections be undertaken in no less than 12 monthly intervals in Queensland. This is because we are located in a high risk termite area.

If you life near bushland, termite inspections may be required more often. These inspections should be undertaken by a licensed pest inspector.

To make sure that your termite management system is effective, it needs to be installed correctly using quality chemicals. To make sure that your management system is working properly and that it hasn’t been breached or is in need of repair it is important to keep up you annual pest inspections.

In between your annual inspections you can also undertake your own regular inspections of your property for added protection.
